any item of additional rent or other charge payable by the Association `

hereunder.
. (c) An official search or other evidence satisfactory
to Lessor showinq that there has not been filed with respect to the
demised premises any mechanics' or other lien which has not been dis- ~
charged of record, except such as will be discharqed upon payment of ~
the amount then requested.
Upon compliance with the foreqoinq provisions,
Lessor shall, out of the proceeds Of such net award, on request of
the Association, pay or cause to be paid to the persons named in the
certificate, the respective amounts atated in said certificate to
be due to them, and/or shall pay or cause to be paid to the Associa-
tion the amount stated ~n said certificate to have been paid by the
Association, provided, however, that such payments shall not exceed
in ~nount the fair value as stated in said certificate of ttie relevant
work.
If pa~yment of the net award as aforesaid shall
not be received by Lessor in time to penait payments as the work of
restoration and replacement progresses, the Association shall, never-
the3ess, perform and fully pay for such work without delay (except ~

> for unavoidable delays over which the Association has no control) and j

~ paym~ent of the amount to which the Association may be entitled shall

; thereafter be made by Lessor out of said net award as and when payment
~
of such net award is received by_Lessor. If the funds to be applied
by Lessor shall be insufficient to pay the entire cost of such restora-
~ tion, the Association agrees to pay any deficiency and to deposit the
~ amount of such deficiency, as estimated by the architect or engineer
~ who shall first make the certificate with Lessor, prior to any work
~ being contracted for or performed.
