nature and extent of such taking, shall abate for the remainder of
the term of this lease.
If, after making the paym~ents provided for
herein, there remains any balance in Lessor's hands, it shall
be retained by Lessor as its property.
14.3. Proration. In the event of the termi.nation of
this lease in full or as to any portion of the demised premises ~
as a result of a total or partial taking by proceeding, the Lessee
shall pay to the Lessor all rent and all other charges payable by
the Lessee with respect to the demised premises or part thereof so
taken justly apportioned to the date of taking.
15. EMINENT DOMAIN AS TO CONDOMINIUM PROPERTY. If, during
the term of this lease there shall be a taking of all or a portion
of the lands described in the Declaration of Condominium as set forth
in the Declaration of Condominium of WINDMILL VILLAGS BY THE SEA
CONDOMINIUM NO, l, the following shall apply:
15.1. Certain Takings Not Included. Neither a taking
of less than fee simple title nor a taking of ten percent or less of

~ visions hrein. For the purpose of this section, a takinq of a condo-

! minium unit shall be a taking where at least sixty percent thereof
