first mortqagee being a bank, insurance company, or savinqs and loan
association which has become or becomes a unit owner ar tenant in
comnaon by foreclosure or deed in lieu of foreclosure, shall not be
made liable or obliqated in any way by provisions of this section
but the grantee of such mortgaqee shall be fully liable and obligated
hereunder. Al1 of the grovisions of the Declaration of Condominium
of WINDMILL~VILLAGE BY THE SEA CONDOMINIUM NO. 1 relative to this .
lease, specifically includinq those relative to the Lessor's approval
and consent with reqard to voluntary termination of condominium and
to amenda~nt of the Declaration of Condominium are hereby declared to
be an integral part of the consideratton qiven by the Lessee to the
Lessor for this lease. Notwithstandinq anythinq contained in said~
Declaration, it is specifically aq.reed that should a first mortgaqee,
beinq a bank, insurance company, or savings and loan association,
became the owner of all of the units contained within The Condominium
by foreclosure or deeds in lieu of foreclosure or combinations thereof,
then in such case only, such mortgagee shall have the right to terminate
The Condominium without the approval or consent of the Lessor.
17. DUTY OF LESSEE TO ASSESS AND PAY. It shall be the duty
~ of the Lessee to assess its unit awners in accordance with the Florida

~ Condominium Act, its Declaration of Condominium and Bylaws in such

; amounts as shall be necessary to pay its obligations, payable in money

` to the Lessor hereunder, and to otherwise perfo=m its covenants and
promises here~n. ~ ~

18. INSURANCE. The Association shall throughout the term 1
~ of this lease keep in force insurance policies as follows:
18.1. Public Liability. Comprehensive, general public
~ liability insurance in which the Lessor, Association, Lessee, and all
~ other lessees as to the Recreation Center shall be named insureds
~
~ aqainst claims for bodfly injury, sickness or disease includinq death
~
at any time resulting therefrom and for injury to or destruction of
~
~
