LESSOR'S RIGHT TO PERFORM I,ESSEE'S AND ASSOCIATION'S COVENANTS. If the Lessee or Association shall fail to pay the com~non expenses and taxes or if they shall fail to take out, maintain and deliver insurance policies, or if they shall fail to perform any other action on their part covenanted herein to be performed by them, then the Lessor n1ay, but shall not be obligated so to do and without notice or demand upon the Lessee or Association, perform the act so omitted or failed to be performed by the Lessee or Association. If such per- _formance by the Lessor shail constitute in whole or in part the payment of monies, such monies so paid by the Lessor, toqether with interest thereon at the rate of ten percent per annum and reasonable attorneys' ~ fees incurred by the Lessor in and about the collection of the same, ' r shall be payable to the Lessor on demand, and the Lessee and Associa- I E tion covenant to pay any such sums with interest and reasonable attorn- ~ I ey's fees, as aforesaid. The Lessor shall have, in addition to any ~ ~ ~ and all other rights and remedies herein provided, the same rights € € and remedies in the event of nonpayment as in the case of default by the Lessee in the payment of rent. 26. QUIET ENJOYMENT.
