shall have the riqht of entry upon the Recreation Center at all
reasonable times to examine the condition and use thereof, provfded
only such riqht shall be exercised in such manner as to not interfere
with the conduct of the operation of said ~remises,and if said pre-
mises are damaged by any casualty which causes the premises to be ex-
posed to the elements, then the Lessor may enter upon the premises to

make emergency~ repairs . •
28. NO TERMINATION UPON CASUALTY. No damage or des~ruction
to buildings, structures, improvements or furniture, furnishings, ~

fixtures, machinery or equipment now or hereafter located upon the '
i
demised premises by fire, windstorm or any other casualty, shall en- ~
title the Lessee to surrender possession or to terminate this lease ~
t
or to violate any of its provisions or to cause any rebate, abate~nt - ~
or adjustn~ent in the rent then due or thereafter becoming due under ~ ~
f
the terms hereof; and if this lease be canceZled and terminated by
reason of the Lessee's default at any time while there remains out- ~
standing any ob ligation from any insurance company to pay for the
~f damage or any part.thereof then the claim aqainst the insurance com-
~ ~ pany shall upon the cancellation and termination of this lease be .

~ deemed iAnnediately to become the absolute and unconditional property ~
~ ~
~ of the Lessor.

~ 29. REDELIVERY OF PREMISES. At the termination of this ~
lease by lapse of time or otherwise the Lessee will peaceably and
quietly deliver possession of the premises and all improvements ~
situated thereon including all personal property therein and thereon
~ to the Lessor in good state and condition, and all buildinqs, im-
~
~ provements and personal property then situated upon the premises
~ shall became and remain the property of the Lessor and no compensa-
~ ~
~ tion shall be allowed or paid by the Lessee-to the Lessor therefor.
