THE SEA CONDOMINIUM-NO. 1 ASSOCIATION, INC. for the qovernment of
the condominium as they exist from time to time.
2.3. "Developer" means WINDMILL VILLAGES OF AMERICA,
INC., a Florida corporation.
~ 2.d. "Common expenses" means the expenses for which
the unit owners are liable to ttie Association includinq:
(a) Expenses of operation and administration of the
Association.
(b) Expenses of maintenance, repair and replacement
of the common elements, the limited common elements, and the portions
of the condominium unit to be maintained by the Association.
(c~ Any valid charge against the condominium
property as a whole. ~
(d) Expenses declared com~non expenses by provisions
of this Declaration or the Bylaws.
(e) Expenses of leasing recreation facilities in-
cluding the rental and the sharing of expenses thereof-as provided
; for in the lease of the Windmill Village By The Sea Recreation Center

~ 2.5. "Com~non surplus" means the excess of all receipts

~ of the Association, including but not limited to assessments,_rents,
~ profits and revenues on account of the common elements, over the amount
~ of common expenses.
~ 2,6. "Assessment" means a share of the funds required

for the payment of common expenses which from time to time is assessed
~
~ aqainst the unit owner.
~ ~.7. "Condominium" is that form of ownership of condominiwn
