The Developer shal]. have the riqht to sell, lease, or rent"its units~and to use the common elements located on Tracts l, 2, 3 and 5 as shown on the Plat of WINDMILL VILLAGE BY TH$ SEA, A Replat of Units 1 and 1-A filed for record in Plat Book 16, Paqes 6 and 6A of the Public Records of St. Lucie County, Florida, notwithstanding any provisions to the contrary of this Declaration of Condominium and its Exhibits until the Developer has sold all of the units of the condominium. 4.1. Right to Conduct Business. The Developer shall ~ have the right to conduct ~.ny business necessary to promote the sale of its units including but not limited to the right to have sales offices and models, signs, parking for sales prospects and guests, and to conduct parties to promote sales on the unsold units and the afore- said Tracts. The Developer shall have the right to lease or rent its units until sold, but shall pay the share of the comanon expenses appli- cable to i'ts units until sold. 4.2. Reservation of Easements. The Developer reserves ~ unto itself, its successors and assigns the right to grant easements ; • for utiiities, drainaqe, television cable service and inqress and i @ eqress under or over the condominium property, such as easements it ~ may require for the development and use of the adjacent property which it int~Ads to develop.
