(2) all conduits, pipes, plumbinq, wirinq

and other facilities for the furnishing of utility services contained r
in the unit and all such facilitiea that service part or parts of the
condominium other than the unit and
(3) all incidental damaqe caused to a unit by
such work shall be repaired promptly at the expense of the Association.
(b) By the unit owner. The responsibility of the
unit owner shall be as follows: -
(1) To maintain, repair and replace at his
expense all portions of his unit except the portions to be maintained,
repaired and replaced by the Association. Such shall be done without
disturbing the rights of other unit owners.
(2) Not to paint~or otherwise decorate or change
the appearance of any p~rtion of the exterior of the unit.
~(3) To promptly report to the Association any
defect or need for repairs for which the Association is responsible.
5.2. Common Elements. _
(a) By the Association. The maintenance and opera-

E tion of the common elements shall be the responsibility of the Associa-

~ tion and a common expense.

~ (b) Alteration and improvement.. After the comple-
~ tion of the improvements '.ncluded in the connnon elements contemplated
by this Declaration, there shall be no alteration nor further im-
provement of the real property constituting the common elemente with-
out prior approval in writing by the owners of not less than seventy-
~ ~
~ five percent of the common elemen~ts except as provided by the Bylaws.
~ Any such alteration or improver:~ent shall not interefere with the rights

~ of any unit own~rs without their consent.
~ 6. ASSESSMENTS. The makinq and collection of assessments

~ against unit awners for common expenses ahall be pursuant to the Bylaws
