shall be in accordance with the rules and requlations as adopted and
amended by the Association in the manner provided by its Articles of !
Incorporation and Bylaws which are attached hereto as Exhibits "D" a
and "E". Section 9 of the Bylaws of the Association set forth the in- ~
itial rules and requlations adopted by the Board of Directors of the
Association for the purpose of governinq the use, operation, main- ~
~
tenance, management and control of the condominium units, the limited
common elements appurtenant thereto, and the comm~on elements which ~
shall apply to and be binding on all unit owners, their heirs, suc- :
~
cessors and assiqns. The Board of Directors of the Asaociatian shall
have the power to annend the rules and requlatiQns and to adopt addi-
tional rules and requlations without the approval of the members of
the Association.
11. MAINTENANCE OF COMMUNITY INTERE6TS. In order to maintain
a community of conqenial residents who are financially responsible
and thus protect the value of the units,~the transfer of a unit by
any owner other than the Developer shall be subject to the following
provisions as long as the condominium exists, which provisions each

( (a) Sale. No unit owner may dispose of a unit or

~ any interest in a unit by sale without approval of the Association
~ except to a unit owner.

~ (b) Lease. No unit owner may dispose of a unit ~
~ or any interest in a unit by lease without approval of the Association ~
~
~ except to a unit owner.

~ (c) Gift. If any unit owner shall acquire his

' title by gift, the continuance of his ownership of his unit shall be ~

~ subject to the approval of the Association. ;

~ (d) 'Devise or Inheritance. If any unit owner shall ~

~ acquire his title by devise or inheritance, the continuance of his
~
~ ownership of his unit shall be subject to the approval of the Association.
