shall have the riqht of entry upon the Recreation Center at all
reasonable times to examine the condition and use thereof, provi6ed
only such right shall be exercise3 in such manner as to not inter~ere
with the conduct of the opera~io:. of said premises, and if said pre-
mises are damaged by any casuai~y which causes the premises to be ex-
posed to the elements, then t'~e Lessor r..ay enter upon the premises to
make e:nergency repairs . ~
28. NO TERMINATIOh L'POi~ C~S;;~LTY. No damage or destruction
to buildings, structures, i:?;prove^en:.s or furniture, furnishir.gs,
fixtures, machinery or equip:ne:~t r.ow cr r.ereafter located upon the
demised premises by fire, windsto~ or any other casualty, shail en-
title the Lessee to surrender possession or zo terrunate this leasc
or to violate any of its provisior.s or to cause any rebate, ai~atenent
or adjustment in the rent ther. due or ~.'~ereafter becoming~due unde-r
the ter:ns hereof; and if~this lease be cance:.led arid terminated by
reason of-the Lessee's defauit at any tir:,e whi~e there remains ou~-
standing any obligation fron? any ~nsurancP company to pay for tne

~ 29 . REDELIVERY OF PRi:r:ISES , At the termination of tr,is
lease by lapse of time or otherwise_t'r.e Lessee will peaceably and
quietly deliver possession of the ~re:+?ises and all improvements
situated thereon including all ~ersonai property therein and thereon
to the Lessor in good state and cor.dition, and all buildir.gs, iri-
g provements and personal property tY~.en situated upon the prer.tises
