2. The Mott~aiee may, at his option. and without waivins h~s ti~ht to accelerate the iodebtodness hereby
secured and tu foreclose the same, pay eithet before or after delinqueocy any or all of those ce~tain obii~ations
requ~red by the tetms hereo! to be paid by th~ ~1ort~asor for the protection of the mort~a~e security or for the col-
tectio~ of th~ indebted~ess hereby secured. All sums so advanced or paid by ihe Mortgatee shall be char`ed into
the nwrt~a~e account and beeome an inte~tal put thereof. aubject in all respects to the terms. conditions, and
covenants of the aforesaid promissuty note. and this mortgase. as fuliy and to the same extent as thou~h a part .
.of the ori~~nal indebtedness evidenced by said note and securod by this mortga`e. ezceptins however, that said
sums shall be repaid the Mortgaaee forthwith upon its demand and be in addition to the regular moothly install-
ments provided by the mottaa6e note.
3. That the abstract or absuacts of title coveriag the mortsaaed propetty shall at all times. duri~g the life
of this mort6aae. ~emain in possessioa of the Mortgaaee and in event of the foreclosure of this mortgage or other
uansfer oi title to the mortga6ed property in extin6uishment of the indebtedness secured hereby. all ri~ht. title
and ~nterest of the Mortsaaa in aad to any such sbstracts of title shall pass to the putchaser or grantee.
~t. To the extent of the indebtedness of the Mort`a~or to the Mort~agee described hetein or secuted hereby,
the !11ort~aaee is hercby subrosated to the lien or liens and to the rights of the owners and holders thereof of each
'and every mort6aae, lien or other inc~unbrance on the land desctibed herein which is paid and/or satisfied, in
whole or in part, out of the proceeds of the loan described herein or secured hereby. aad the respective liens of

pass to and be held by the Mort~aaee herein as security for the indebtedn=ss to the Mortgagee herein described
or hereby secured, to the same extent that it would have been preserved and would have been passed to and been
held by the ~brt`a6ee had it beea duly and regularly assi~ned, trans[erred, set over, and delivered unto the Mort-
6a6ee by separate deed af assiEnment, noiwiihstanding the fact that the same may be sat~fied and cancelled of
recocd, it bein6 the intention of the parties hereto that the same will be satisfied and cancelled of record by the
holders thereof at or about the time of the recordins of this mortgage. `
S. In the event the ownership of the mortgased premises. or any part thereo(, becancs vested in a person
other than the Nortaa6ot, -the ~t~agee may, without notice to the Mortgaaor. deal with such successor or suc-
cessors in iaterest w~ith refecence to this deeci and the debt hereby secured, in the same manner as with the !Nort-
aaaor v?ithout in any way vitisting or dischargin6 the Mortgagor's liability hereunder or upon the debt hereby
secured. No sale of the premises hereby nwrtgaged ar~d no fabearance on the put of the Mortgagee, and no ex-
tension of the time for the payment of the drbt hereby secured given by the Mortgagee shall operate to release.
~ dischuge. modify. chaoge or alfect the ori6inal liability of the Mort~asor herein either in whole or in part.
~ 6. The lien of this deed secures and shall cantinue to secure payment of said indebtedness or indebted-

~ for, or otherwise, nntil ail such indebtedness shall ha~e been fully paid.

numbet shail include the plutal and the plural thr singular, and the use of any gender shall i~clude all genders.
