SPECIAL WARRANTY DEED ;

THIS DEED, made this 4th day of March, 1969, ~
by and between ATLANTIC RICHFIELD.COMPANY, a corporation organized
and existing under the laws of the State of Pennsylvania, having a
business office at 717 Fifth Avenue, New York, New York, party of
the first part, and BP OIL CORPORATION, a corporation organized '
and existing under the iaws of Delaware, having a business office
at 245 Park Avenue, New York, New York, party of the second part;
WITNESSETH: That said party of the first part, in con-
sideration of the sum of Ten and 00/100 Dollars ($10.00) and other
valuable considerations, to it paid by the said party of the second
part, receipt of which is hereby aclanawledged, has granted, bar-
gained and sold, and by these presents does hereby grant, bargain, ~
sell and convey unto the party of the second part, its successors
and as~igns, forever, the following described tract or parcel of ~
land, situate, lying and being in the County of St. Lucie ,
State of Florida, to wit:
All that certain lot, piece or parcel of land, situate in Fort Pierce,
in St. Lucie County, State of Florida, and more particularly described
as follows: Beginning at the point formed by the intersection of the
northern line of Avenue A, formerly Palmetto Avenue, and the western
line of North Fourth Street, also known as U. S. Route No. 1, and
which point is 5.6 feet distant in a westerly direction from the south-
east corner of Block t~i of Dittmar and McCarty's Revision of their
Re-subdivision, as surveyed by C. Fries in tiarch, 1905, and re- _t~~
i corded in Plat Book No. 1, at page 3, of the puL~lic records of St.
; Lucie County, Florida; thence runninq in a northerly direction with \ y
the western line of sai~3 PJorth Fourth Street, as now located, 140
~ feet to a point; thence running westerly, parallel with the northern
E line of said Avenue A, 109.4 feet to a point; tnence running southerly, ~
j parallel with the western line of said :iorth Fourth Street, 140 feet
F to a point in the northern line of said Avenue A, and then running
~ easterly along the northern line of said Avenue A, 109.9 feet to the ~

~ ciair Refining Company, a tlaine corporation, recorded in Deed Book
~ 97, Paqe 72 Public Records of St. Lucie County, Florida, and beinq
~ the same property as conveyed by deed dated December 23, 1947, ex-
~ ecuted by Frank Fee, Administrator and Rosa D. Parr, widow of C. E.
~ Parr, deceased, to Sinclair P.efining Company, a tiaine corporation,
~ recorded in Deed Book 140, Page 29 Public Records of St. Lucie County,
~ Florida; also bq Quit-Claim Deed dated December 20, 1947, executed by
~ The ihtion National Bank of Clarksburg, as Administrator with Will an-
~ nexed of the Estate of Clarence E. Parr, deceased to said Sinclair
f= Refining Company, filed January 2, 1948, in the O~fice of the Clerk of
the Circuit Court of St. Lucie County, Florida, and recorded in Deed
Book 140, pages 33-35.

The Easterly 10 feet of the North 45 feet of the South 140 feetr of
~ Block M of Aaron Lee's Map of Fort Pierce according to plat thereof
as recorded in Plat Book 1, page 189, St.Lucie County Public Records,
~ included in the within conveyance, were conveyed to the State of
~ Florida by Rosa D. Parr by Deed dated June 17, 1947, recorded in
~ Deed Book 138 at page 359, for highway widening purposes. Title
~ thereto inured and reverted unto Sinclair Refining Campany by reason
~ of abandoriment discontinuance and non-use of said 10-ft. strip for
~ _
such purposes.
