IN AODITiON TO THE COVENANTS HEREINAFTER SET OUT THE MORTGAGEE AND MORTGAGORS
COVENANT AND AGREE THAT:

(1; The MORTGAGGR herein shall make within 7 days of the due date, the payments called
for in the lst mortgage now encumbering this p~ope?ty, to the MORTGAGEE herein at
their office or some other place as designated by the MORTGAGEE herein.
i (2) The MORTGAGOR herein shall pay within 30 days of the due date all pertinent charges for fire and
, windstorm insurance, all ad valorem city and/or couMy taxes, any special improvement assessments and any
j other special governmental assessments or charges.
` t3) If the MORTGAGOR herein do not make the pay~ments on the lst ~h9a9s fire and
i Y~indstorm insurance premiums and governmental taxes or specia! assessments as they come due, as well as
~ the payments called for in this mortgage deed, tfien the MORTGACEE herein can at their
~ option make these payments, adding said payments made to the balance due hereunder. If any one or all of
the aforesaid payments remain unpaid for a per~od of 7 days or more, then the MORTGAGEE can at the 1'
~ option, without further notice declare the balance due under this rtwrtgage due and payable in full at onoe
! and forthwith place the matter in the hands of an attorney for mllection or enforcement. In this event all
~ costs incurred ~vill be chargeable to the balance due under thia mortgage-
? (4) The MORTGAGOR herein shall not further encumber this property except by obtaining WRITTEN per-
m~ssion of the MORTGAGEE herein and any attempt to do so without this written permission wil) be null
and void.

(S) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance the first mortgage
now encumbering this property at any time deemed desirable by the MORTGAGEE herein. The pro-
~ ceeds of the said refinancing shall be applied egainsi the unpaid balance due hereunder.
~ (6) The MORTGAGOR herein will be at ihe request of the MORTGAGEE herein acknowledge, in writing,
3 the existence of lhis mongage and the amount still due thereon on a estoppel form provided for this pur-
pose by the MORTGAGEE .
; tn Failure on the pa~i of the MORTGAGOR to comply with, perform, or abide by any of the agreemenri,
; stipulations, conditions and covenants as set forth abovs in scctioni 1, 2, 3, 4, 5, 6, empowers the MORT-
~ GAGEE herein, at his option, to declare the entire balsnce due hereunder, to be due and payable at once
; without notice. Failure of the MORTGAGEE herein b exercise this option at any time shall not wnstitute a
~ waiver of the right to exercise this option at some lat~er tirne.
~ (8) The MOQTGAGOR fu~ther agree that this mortgage oonstitutes the entire contred between the par-
ties hereto, that they have read tfie provisio~s of this mortgaqe ar?d the note it secures snd tfiat they are awsre
~ of their right to have their own attorney examine said mortgage together with the said note it secures and
I advise them as to it.
