XI.
~:MINENT D01~lAIN
If any gart of the leased premises shall be taken under the
power of eminent domain, the rent shall continue unaffected as to the
amount unless if such portion ~f the leased premises is so taken so
as to compZetel}• destroy the usefulness of the leased premises for
the purpose for which the leased premises were leased, then from that
day the Lessee shall have the right to terminate this Lease by written
nc;tice given by the Lessee to the I,essor within thirty (30~ d3ys after
such day or t.o cor.tinue in the possession of an undivided intere st in
the remainder of the leased premises under all of the ~erms~provided.
All da:nages awarded for such taking shall belong to and be the property
ef the Lessor, whether such damages sha.ll be awarded as compensation ~
fer diminut ion in the val~ae to ~he Lease or to the fee of the leased
premises.
XII.
i BANKRUPTCY

~ iTeither this Lease nor any interest therein nor any estate

the benefit of cred~tors or otherwise by operation of law. ~
XIII.
DEI~;OLITION, CONSTRUCTION AND MAJOR ALTERATIONS
Lessee sr~all undertake no demolition, rebuilding,new con-
structien on the demised premises, nor shali Lessee make any maj~r ai-
terations in the buildings located on the demised premises at the time
~ of commencemer,t of thi s Lease without the prior written consent and ap-
