Lessee in tr.e payment of any of the rent herein provided for upon the
day the same becomes duP and payable, or in case of default in relation
to liens, as hereinabove provided for•, or if the Lessee shall fail to
pay any of the taxes or assessments hprein provided for, or in case
of the sale or forfeiture of said demised premises or any part thereof
during the said demised term for non-payment of any tax or assessment,
or in case the Lessee shall fail to keep insured any building or im-
grovements which may at any time hereafter be upon the said premises,
as herein provided for, or shall fail to spend insurance money, as
herein provided for, or if the Lessee sha11 fail to perform any of the
covenants of this Lease by it to be kept and performed, then, in any
of such events, it sha.ll and may be lawful for the Lessor, at its
electior_, to de clare said demised term ended and to re-enter upon said
premises and the buildings and improvements situated thereon ar any
part thereof, either with or without process of law, the said Lessee
hereby waiving any demand for possession of said premises and any and
all buildings and improvements then situated thereon.
Or the Lessor may bave such other remedies as the law and
this instrument afford; and the Lessee covenants and agrees that, upon
the termination of said demised term, at such election of the said Les-

` sor or in any other way, Lessee will surrender and deliver up the

~ premises and property (real and gersonal) peaceably to the Lessor, its

¢ agents or attorneys, immediately upon the termination of the said de-

mised term; and if ~he Lessee, its agents, attorneys, or tenants,shall

~ hold the said premises or any part tnereof one (i} day after the s~'ie
~ shou~d be surrendered, according to tY~ terms of this Lease, it shall
~ be deemed guilty of forcible detainer of said premises under the Statute
~ and shall be subject to eviction or removal, forcibly or otherwise, '

- B. Though this be a long-terr~ Lease, the parties understand
~ ar.d agree ~hat the relationshig between ~hem is that of landlord and
~ tenar:v, ar.d tne Lessee specifically acknowledges that all Statutory

praceeciings in the ~tate of Florida regulating the relatioriship ef

landlord and ter.ar,t respecting collection ef rent or possession of the

premises, accrues to the landlord hereunder.
