XVI .
ADDITIONAL COVENANTS OF THE LESSEE
A. The Lessee covenants a-~d agrees with the Lessor that the
premises will. be used for legal purposes only.
B. The Lessee covenants and agrees with the Lessor that no
damage or destruction to any building or improvement by fire, wind-
storm or any other casualty shall be deemed to entit?e the Lessee to
surrender possession of the premises or to terminate this Lease, or to
violate any of its previsions, or to cause any abatemer.t or rebate in
the renL then due or thereaf~er becoming due under the terms hereof;
and if the Lease is cancelled for the Lessee's default at any time while
there remains -outstanding any obligation from any insurance company to
pay for ~he damage or any part thereof, then the claim against the in-
surance company sha11, upon the cancellat ion of the within Lease , be
deemed immediate3y to become the absolute and unconditional property -
of the Lessor.
C. The Lessee covenants and agrees with the Lessor that nothing
in this Lease ~ontained shall ever be con strued as empowering tr~e Lessee ;
to encumber or cause the Lessor to encumber the title or interest of
the Lessor.
D. The Lessee covenants and agrees wit.h the Lessor that, at
the termination of this Lease, the Lessee will peaceabiy and quietly
dsZiver ur.*~ the Lessor possession of the premises and all buildings
and improvements located thereon, as well as all fixtures and equip-
mer,t apper~aining thereto.
E. The Lessee covenants and agrees with the Lessor that the
Lessor may encumber ~he fee simpie tiLle Lo the premises with a mort-
gage or mortgages, irrespective of the exis~ence of this Lease, but ;
such m~rtgage shall be subject in alI re spects to the terms of this
Lease and the Lessee's rights hereunder. Although the Lessee has the
