Notwith~tanding the exercise of the options above
provided, beginning on February 1, 1971, all sums then owing and

percent of the unpaid total or $70.00 each month, whichever is
~i larger, it being the express intent of this agreement to provide

i in the foregoing that the second party shall pay $2,400.00
principal and interest the first year and the balance thereafter
owing of one percent per month of the unpaid total except that
is the minimum payment shall be $70.00 per month and that if these

~1 provisions are made and kept by the second party, he shall be

i; entitled to continue the eight percent interest and in the

absence thereof, first parties shall have the option to increase

the interest to ten percent.
