GRANifOR, for good and valuable consideration received, hereby grants { and conveys to Grantee the following described premises at the intersection of Kings Highway and Orange Avenue Extension in Fort Pierce, County of St. Lucie, State of Florida: TNE NORTH 235.0 feet of the EAST 235.0 feet of the Southeast Quarter of Section 11, Township 35 South, Range 39 East, St. Lucie County, Florida, LESS AIm EXCEPT the North 25.0 feet and the East 25.0 feet thereof now used for highway purposes, and LESS a triangular parcel in the Northeast corner of the aforesaid property, said triangular parcel being more particularly described as follows: BEGINNING at a point on the West right-of-way line of Kings Highway which point of beginning is 10.0 i feet South of the intersection of the South right- of-way line of Orange Avenue (S.R. No. 68) with the aforesaid West right-of-way line of Kings Highway; from said point of beginning run North on said West right-of-vay line 10.0 feet to the aforesaid point of intersection; thence run West on the South right- of-way line of Orange Avenue (S.R. No. 68) a distance of 20.0 feet to a point; thence turn and run in a straight line Southeasterly to the point of beginning, containing 100 square feet, more or less: SUBJECT to 30-foot building restriction line as shown on survey dated March 9, 1963, prepared by Freeman H.
