That if the said parties of the second part shall first

make the payments and perform the covenants hereinafter mentioned on

~ TWO THOUSAND SIX HUNDRED FIFTY AND NO/100 DOLLARS ($2, 650. 00)

~ There shall be paid the sum of $500.00 cash
