` IN ADDI i ION TO THc COVENANTS HEREINAFTER SET OUT THE MORTGAGEE AND MORTGAGORS
COVENANT ANO AGREE THAT:

i (1; The MORTGAGOR herein shall make within 7 days of the due date, the payments called
~ for in the 1St mortgage now encumbering this p~operty, to the MORTGAGEE herein at
~ their office or some other place as designated by the MORTGAGEE herein.
~ (2) The MORTGAGOR herein shall pay within 30 days of the due date all pertinent cha~ges for fire and
~ windstorm insurance, all ad volorem city and/or county taxes, any special improvement assessments and any
F other special governmental assessments or charc~es.
~ (3) If the MORTGAGOR herein do not make the pay-:nents on the 1St mo~tgage , the fire and
~ windstorm insurance premiums and governmental taxss or special assessments as they come d~e, as wel) as
y the payments called for in this mortgage deed, then the MORTGAGEE herein can at their
~ eption make these payments, adding said payments made to the balance due hereunder. If any one or all of
~ the aforesaid payments remain unpaid for e period of 7 d~ys o~ more, then the MORTGAGEf can atthelP
~ option, without further notice declare the balance due under this mortgage dua and payable in full at once
s and forthw6th place the matter in the hands of an attorney for mllection or enforcement. In this event all
~ costs incurred witl be chargeable to the balance due u~der this mortgage•
3 (4) The MORTGAGOR herein shall nat furthe~ encumber this property except by obtaining WRITTEN per- ~
= mission of the MORTGAGEE herein and any attempt to do so without this written permission will be null
and void.
{ (5) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance the first mortgage
' now encumbering this property at any time deemed desirobte by the MORTGAGEE herein. The pro-
ceeds of the said refinancing shal! be applied against the unpaid balance due hereunder. ~
(6) The MORTGAGOR herein will be at the request of the MORTGAGEE herein acknowledge, in writing,
y the existence of this mortgage and the amount still due thereon on a estoppel form provided for this pur-
_ pose by the MORTGAGEE .
4) Failure on the part of the MORTGAGOR to comply with, perform, or abide by any of the agreements, ~
s stipulations, conditions and covenants as set forth above in sections 1, 2, 3, 4, 5, 6, empowers the MORT-
GAGEE herein, at his option, to declare the entire balance due hereundar, to be due and peyable at once
without notice. Failure of the MORTGAGEE herein to exercise this option at any time shall not tonstitute a
, waiver of the right to exercise this option at some Ister time.
' (8) The MORTGAGOR further egree thaf this mortgage constitutes the entire contrad between ihe par- ~
ties hereto, that they have read the provisions of this mo~tgage and the note it secures and that thay are aware
- of thair right to have their own ettorney examine said mortgage together with th~a seid note it setures and
advise them as to it.
