And that said Mortgagor will, and its successors and assigns
shall, warrant and defend the title to the same unto the
said Mortgagee, its successors and assigns forever, against
the lawful claims and demands of all persons.
THE MORTGAGOR, for itself and its successors and
assigns, does hereby promise, covenant and agree to pay
to the Mortgagee, its successors and assigns, the sum of
money and interest as mentioned in said promissory note
or notes and any and~all renewals or extensions of the
same or any part thereof, and all other moneys herein
described and secured to be paid as aforesaid, and to pay
all taxes and assessments that may be levied or imposed upon
said premises and persanal property, and to pay all costs,
charges and expenses in collecting the moneys hereby secured,

including a reasonable attorney's fee and commissions,
whether colZected by foreclosure or otherwise, and to pay
aII taxes that may be levied or assessed on this mortgage
and tt~e moneys hereby secured, provided th«t in no event shall
the amount paid on account of such taxes, together with tl~e
interest paid on the indebtedness secured by this mortgage,
exceed the maximum interest rate allowed by Zaw; and any
