And the mortgagor further covenants as follows:
1. That he will pay ihe indebtedness. as hereinbefore provided. Privilege is reserved to pay the debt in whole.

2. That, in order more fully to protect the security of this mortgage, the mortgagor, together with. and in addi-
tion to, the monthiy payments under the terms of the note secured hereby, on the first day of each month until the

~ An}• def~c~ency in the ar~ount of such aggregate monthly payment shall, unless made good by the mortgagor
~ prior to the due date of the next such papment, constitute an event d default under this mortgage. The mortgagee
znay collect a"late charge" not to exceed tv~o cents (2a) for each doll~r (S1) of each payment more than Eifteen
(15) da~•s in arrears to cuver the extra expense invoived in handling delinquent payments.
3. That if the total ot the payments made by the moctgagor under (b) ot paragraph 2 Preceding shatl exceed
the amount of pa~~ments actually made by the matgagee, for ground rents, taxes and assessments and insurance
premiums. as the case may be, such excess shaii be ctedited by the mortgagee on subsequent payments to be
~ made b~• the mortgagor. If, however, the monthly payments made by the mortgagor under (6J of paragraph 2 pre-
~ ceding sha;l not be sufficient to pay ground rents, taxes snd assessm~~nts and insurance premiums, as the case
~ rnay be, ~•hen the same shail become due and payable, then the mortgsga shell pay to the mortgagee any amount
necessary to make up the deficiency~, o~ or befae the date when payment ot such gtound rents, taxes, assessments,
' or insurance premiums sha11 be due. tf at any time the mortgagor shalltender to the mortgagee in accordance with

gagee shall, in computing the amount ot such indebtedness, credit to the account of the mortgagor aU payments
