That he will pay the indebtedness, as herei~before provided. (ire, and other hazard insurance premiums; (I[I) interest on the note secured hereby; and (IV) amonization o[ the principal ot said note. ~ Any deficiency in the ar~ount of such aggtegate monthly payment shalt, unless made good by the mortgagor prior to the due date of the next such payment, constitute an event of de(ault under this mortgage. The mortgagee may cotlect a"late charge" not to exceed two cents (2~) for each doilat (Sl) of each payment more than fifteen ~ {15) days in arrears to cover the extra expense involved in handling delinquent payments. ' 3. That if the total of the payments made by the moctgagor under (bJ of paragraph 2 preceding shall exceed the amount of payments actualty made by the mortgagee~ for ground reats. taxes and assessments and insurance premiums, as the case may be, such excess shall be credited by the mortgagee on subsequent payments to be made by the mortgagor. If, however, the monthiy payments made by the mortgagor under (b) of paragraph 2 pre- ceding shall not be sufficient to pay ground rents, taxes and assessments and insurance premiums, as the case may be, when the same shall become due and payable, then the moctgsgor shall pay to the mortgagee any amount necessary to make up the deficiency, on or before the date when payment of such ground rents, taxes~ assessments, or insurance premiums shall be due. IE at any time the mortgagor shsll tender to the modgagee in accordance with the provisions of the note secured hereby, full payment of ihe entire indebtedness _represented thereby, the mort- gagee shall, in computing the amount of such indebtedness, credit to the account of the mortgagor all payments made under the provisions of (a) of paragraph 2 hereof which the mortgagee has not becorae obligated to peyto the Secretary of Housing and Urban Development and any balance remaining in the tunds accumulated under the provisions o! (6J of said paragraph 2. if there shati be a default under any of the provisio~s of this mortgnge, re- sulting in a public sale of the premises covered iereby, or if the mortgagee acquires the property otherwise after default, the mortgagee shall apply, at the time ot tbe commencement of such proceedings or at the time ihe Qrop- erty is otherwise acquired, the balance then remaining in the funds accumulated under (bJ of paragraph Z preceding as a credit against the amount of prlncipal then remaining unpaid under said note and shall propetlyadjust any payments which sliatl have been made urtder (a) of said paragraph. 4.
