WARRANTY DEED
THIS WARRANTY DEED made the ~q~~`
d~y of March, 1971, by JAMES M.
BAILEY and SARA McD. BAILEY, his wife, hereinafter called the grantor,
to DOUGLAS H. KERR and JOAN M. RERR, his wife, whose post office address
is 8705 Sauth Indian River Drive, Fort Pierce, Florida, 33450. herein-
after called the grantee:
(Wherever used herein the terms "grantor and "grantee"
include all the parties to this instrument, and the heirs,
legal representatives and assigns of individuals, and the
successors and assigns of corporations.)
WITNESSETH: That the grantor, for and in consideration of the sum
of $10.00 and other valuable considerations, receipt whereof is hereby
acknowledged, hereby grants, bargains, sells, aliens, remises, releases,
conveys and confirms unto the grantee, all that certain land situate
in St. Lucie County, Florida, viz:
The North 294.66 feet (as measured along the north-
south one-quarter section line) of Lot 2, of the Hal
S. Thomas resubdivision of Lots 1, 2, 3 and 4 of Ransom's
Subdivision of Government Lot 1, of Section 19, Township
36 South, Range 41 East according to a plat of said
resubdivision on file in Plat Book 1, at page 206
of the public records of St.Lucie County, Florida,
together with riparian rights; excepting therefrom,
however, that part lying west of the Savannah and
rights of way for Indian River Drive and FEC Railroad.
Being otherwise described as that part of the "Property
of T.M. Deal" appearing on sketch of survey thereof
made by F. E. Englar, March 1949, a copy of which
is attached to deed of record in Deed Book 158 at
~ page 480 of the public records of St. Lucie County,
; Florida, bound on the north by the north line of Lot
E 1 thereof, on the south by the south line of Lot 3
~ thereof extended westerly to the savannah, on the
€ west by the savannah, and on the east by the waters
i of Indian River, less right of way for Indian River
~ Drive and FEC Railroad.

~ The above described real property having been conveyed
~ to the grantors by two deeds from Wilbur Forrest and
~ Virginia W. Forrest, his wife, the first being dated
~ December 31, 1962, recorded in O. R. Book 53 at page
~ 325 and the second being dated April 30, 1963 and
~ zecorded in O. R. Book 62, page 71, public records
a of St. Lucie County, Florida. ~

~ TOGETHER with all the tenements, hereditaments and appurtenances
~ thereto belonging or in anywise appertaining.

~ TO HAVE AND TO HOLD, the same in fee simple forever.

~ AND the grantor hereby covenants with said grantee that the
grantor is lawfully seized of said land in fee simple; that the
_ grantor has good right and lawful authority to sell and convey said
land; that the grantor hereby fully warrants the title to said land
X{ and will defend the same against the lawful claims of all persons
= whomsoever; and that said land is free of all encumbrances, except
taxes accruing subsequent to December 31, 1970.
