2. First parties agree that, so long as second parties or their '

assignees and grantees are not in default under said Articles of Agreementf

they will promptly pay all mortgage payments due and to become due unde~

the existing mortgage encumbering the above described property to First '

Federal Savings and Loan Association of Fort Pierce and will not allow
said mortgage to become in default.
3. First parties agree that they will destroy the Quit Claim Deed ~

described in said Articles of A~reement to them from second parties, and j

first parties aclanowledge that said Quit Claim Deed is void and no further ±

~ legal force or effect, and said Quit Claim Deed shall be considered in all ;
respects as if it had never been executed by second parties.
