5. RENT.
5.1. Amaunt of Rent. The Lessee agrees to pay to

the Lessor commencing January 1, 1973, and throughout the re- ~
mainder of the term of this lease the sum of
per month payable monthly in advance as the net
monthly rent, which shall be due and payable in advance on the
first day of each and every month during the term of this lease,
payable at such places as Lessor shall direct in writing,
5.2. Increase of Rent Based Upon Increase in Cost

of Livinq Index. The Lessee agrees to pay to the Lessor increases ~
in the monthly rent to be determined as follows; ~

(a) The amount of the net monthly rent shall ~
be adjusted on the f irst day of January, 1978, and on the first ;
day of January of each f ifth calendar year thereafter during the
term of this lease provided that it would result in an increase
c~ the net monthly rent.
(b) Far purposes of calculating increases in
rent due hereunder, "The Consumer Price Index, U. S. City Average,
All Items" (1957-59 = 100) published by the Bureau of Labor Sta- ~

tistics, U. S. Department of Labor, shall be used, which is here-
inafter called the "~ex". In the event the "Index" is discon-
tinued, the Bureau of Labor Statistics shall be requested to pro- ~

vide a comparable successive index which will thereafter be used ;

as the "Index".
(c) On the f irst day of January, 1978, and

on the first day of January of each fifth calendar year thereafter,
