the net monthly rental for the period from then until the next ad-
justment date shall be determined by multiplying the net monthly

rent of ~ by the "Index" for the month of October of the

year preceding the date of adjustment and dividing the product .

justed net monthly rent as determined above shall be in effect I
until the next date of adjustment of rent. However, the rent
shall never be less than per month for any period and

shall never be reduced below per month by reason of the ~
rent adjustment provided for herein.
6. LESSEE'S OBLIGATION TO PAY THE COMMON EXPENSES OF
THE RECREATION CENTER. The Lessee shall operate the Recreation ~
Center and commencing immediately shall be obligated to pay all ~

common expenses incidental tr•its operation,aeintenance and upkeep
as defined in Section 6.2 hereof.
6.1. Sharinq of Expenses. This lease does not

~ grant to the Lessee the exclusive right of possession or use of {

the demised premises or any part thereof. The Lessee understands
that the Lessor has, and anticipates that it will, enter into simi-

; lar leases in the future with others. Such other Lessees have and
will have equal rights with the Lessee under this lease to the
possession, use and occupancy of the demised premises or any part

hereof and may be responsible for the payment of expenses and obli-

qations provided for herein, excluding rent. In the event af such '
responsibility by other Lessees, it is agreed that said expenses
