or hereafter located upon the Recreation Center and all furniture,
fixtures, machinery, equipment and furnishings now or hereafter ;

brought or placed thereon insuring against loss by: ~

(a) Fire. Fire, windstorm and such other
hazards as may be included in the broadest form of extended cover-
age from ti.me to time available; and
(b) Boiler. By boiler explosion, if
boilers are now or hereafter located in the aforesaid buildings,

(c) Other. To the extent required by the
Lessor, war damage or damage by civil insurrection or commotion as
the same may not be covered by other policies above referred.
The insurance required hereunder
; shall be in an amount equal to the maximum insurable value as de-

~ termined_annually by the i~essee and as approved by the Lessor.

~ 13.3. Generally. All insurance required to be

~ carried shall be effected under policies written in such form and
~
~
~ issued by such companies as shall be approved by the Lessor who
~
~ shall not unreasonably withhold such approval. AZ1 policies re-
~ quired shall be for the benefit of the Lessor, and, the Lessee,

and other lessees as to the Recreation Center and mortgagees as ~
~ ;

tz to the Recreation Center, as their interests may appear, and shall '
~
~ ~
_ be subject to such provisions as mortgagees of the Recreation Cen- ~
_ ~
ter may require. ~

13.4. Reconstruction and Repair. In the event of
the total or partial destruction of any of the buildings,
