such terms and conditions to require the Lessee to supplement such
funds in such amounts as may be necessary to pay for reconstruc-
tion and repair, to the disbursement of the same, and to such other
matters relating to such funds and proceeds, as such mortgagee may }

14. DEMOLITION, CONSTRUCTION AND MA.70R ALTERATIONS.
Lessee shall undertake no demolition or new construction on the
demised premises, nor shall Lessee make any major alteration in
t11e buildings located on the demised premises at the time of cvm-
mencement of this lease, without the prior written consent and approval
of the Lessor and upon such terms and conditions as the Lessor shall
require. Nothing in this paragraph shall ever be construed to re-
, lieve Lessee of its obligation to maintain and repair the improve-
ments located upon the demised premises.

15. MORTGAGES. No mortgage lien, or other encumbrance ~

against a condominium parcel or the condominium property sha12 be ~
considered or construed as a mortgage, lien, or other encumbrance ~

against the f ee simple title of the Lessor in and to the Recreation

Center or the Lessee's interest under this lease.
16. LESSOR'S RIGHT TO PERFORM LESSEE'S COVENANTS. If
the Lessee shall f ail to pay the common expenses and taxes or if
they shall fail to take out,imintain and deliver insurance poli-
~:ies, or if they shall f ail to perform any other action on their
part covenanted herein to be performed by them, then the Lessor

may, but shall not be obligated so to do and without notice or t
