the premises to make emergency repairs. :
19. NO TERMINATION UPON CASUALTY. No damage or des-
truction to buildings, structures, improvements or furniture,
f urnishings, fixtures, machinery or equipment now or hereafter
located upon the demised premises by fire, windstor~ or any other
casualty, shall entitle the Lessee to surrender possession or to
terminate this lease or to violate any of its provisions or to
cause any rebate, abatement or adjustment in the rent then due f

or thereaf ter becoming due under the terms hereof; and if this ~
lease be cancelled and terminated by reason of the Lessee's de-
f ault at any time while there remains outstanding~any obligation
from any insurance company to pay for the damage or any part
thereof then the claim against the insurance company shall upon
~
the cancellation and termination of this lease be deemed immedi- ~
ately to become the absolute and unconditional property of the ~
Lessor. ~

20. REDELIVERY OF PREMISES. At the termination of
this lease by lapse of time or otherwise the Lessee will peace-
ably and quietly deliver possession of the premises and all im-
provements situated thereon including all personal property g

therein and thereon to the Lessor in good state and condition, ~
,
and all buildings, improvements and personal property then situ- ~
t
ated upon the premises shall become and remain the property of ~
the Lessor and no compensation shall be allowed or paid by the ~
i
Lessee to the Lessor therefor. ~
