payable by virtue of such insurance the mortgagee shall have the right to receive and
apply the same to the indebtedness hereby secur~d, accounting to the mortgagor for any
' surp]us; to pay all costs~ charges, and expenses, including lawyer's fees and title
searc:hes, reasonably incurred o*- paid by the mortgagee because of the failure of the
• ntortgagor to proinptly and fully comply with the agreements, stipulation~ conditions and
covenants of said notes and this mortgage, or either; to perform, comply with and abidQ ~

said notes and this mo*-tgage or either. In the event the mortgagor fails to pay when due
any tax, assessment, insurance premium o.- ather sum of money payable by virtue of
said notes anci this mo*-tgag~, or either, the mortgagee may pay the same, ~vithoui waiv-
ing or affecting the option to foreclose or an}~ other right hereunder, and all such pay-
ments shall bear interest from date the*eof at the highest lawful rate then allawed by
the la~vs af the State of Floricia.

IF any sum of money hercin refer*-ed to be not pYomptly paid within 30 days ne~ct
after the same becomes due, or if each and ever~~ the ag*-eements, stipulations, condi-
tions and covenants of said notes and this mortgage, or either, a*-e not fully performed,
complied with and abided by, then the enti*-e sum mentioned in said notes, and this
mortgage, or the entire balance unpaid thereon, shall forth~vith or thereafter, at the
option of the mo•-tgagee, become and be due and payable, anything in said notes or he*-e- ;
in to the contrary notwithstanding. Failure by the mortgagee to exercise any of the
rights o* options he~rein provided shall not constitute a waiver of any rights or options
unde•- said notes o•- this mortgage accrued or the•-eafter accruing.
