3. To observe all of the provisions of the Declaration of Condominium ~
of WINDMILL VILLAGE BY TNE SEA CONDOMINIUM NO. 1 as recorded in ;
Official Records Book 189, on pages 1887 through 2007 of the Public ;
Records of St. Lucie County, Florida, and to perform all of the ob- ~
liqations providad thereby. Any failure to do so which is not cured ~
within thirty days after notice qiven by the Mortqaqee to the Mortgaqor i
shall constitute a default under this mortgage. F

4. To commit, permit, or suffer no waste, impairment, or deterioration ;
of the mortgaqed property. ~

5. To pay all expenses~re~sonably incurred by the Mortgaqee because of ;
failure of the Mortgagor to comply with the agreements in the note 3
~ or this mortqaqe, includinq reasonable attorneys' fees. The cost 3
thereof, with interest thereon from the date of payment at the same ;
rate as specified in the note, shall also be secured by this mortgaqe,
and shall be repaid by the Mortgagor to the Mortgagee upon demand.
6. If any payment provided for in the note is not paid within thirty
days after it becomes due, or if any other agreement in this mortgaqe
~ is breached, the entire unpaid principal balance of the note shall
immediately become due at the option of the Mort_qagee, and the
Mortqagee may foreclose this mortgage in the marrner provided by law,
and have the mortgaged property sold to satisfy or apply on the indebted-
ness hereby secured.
7. The rents and profits of the mortgaged property are also hereby mortgaged.
If proceedings to foreclose this mortgage shall be instituted, the court ~
having jurisdiction thereof shall appoint a receiver of the mortgaged
property, and apply those rents and grofits to the indebtedness hereby ,
secured, regardless of the solvericy of the Diortgagor or the adequacy of `
the se~urity, upon request therefor by the Mortqagee. -
