be, and they are hereby, euthorized ta execute all instruments
necessary for the conveyance of title to said real property unto the
purchaser, and they are hereby authorized to pay expenses from the .
proceeds of said sale and their acts and deeds in the premises are
hereby authorized, confixmed and approved.
