To cwn~ait, permit, or suffer no waste, impafrinent, or- deterioration of the mortqaqed property. 5. To pay all expenses reasonably incurred by the Mortqaqee because of , failure of the Mortqaqor to comply with the agreements in the note or this mortqaqe, includinq reasonable attorneys! feea. The cost thereof, with interest thereon from the date of payn?ent at the same rata as specified in the note, shall also be secured by this mortgaqe, and shall be repaid by the Mortqaqor to the Mortqagee upon demand. 6. If any payment provided for in the note is not paid within thirty days after it becomes due, or if any other aqreement in this mortgaqe is breached, the entire unpaid principal balance of the note shall imm~ediately become due at the option of the Mortgaqee, and the Mortqaqee may foreatose this mortqage in the n?aruier provided by law, and have the mortqaqed property sold to satisfy or apply on the indebted- ness hereby secured. 7. The rents and~profits of the mortgaged property are also hereby mortqaged. ; If proceedinqs to foreclose this mortgaqe shall be instituted, the court havinq jurisdiction thereof shall appoint a receiver of the mortqaged property, and apply those rents and profits to-the indebtedness hereby secured, reqardlesa of the solvency of the Mortgaqor or the adequacy of the security, upon request therefor by the Mortgaqee.
