Any deticieacy in tbe ~tnouat. af sach aggregate monthly payment shall. unless made good by the mortgagor
prior to the due date of tbe aext s~ch ppymeqt. constitute an event d default under this mortgage. The modgagee
may coilect a"late clu~~ge" not to exceed two cents (24) for each dollar (;1) of each payment mae than fifteen
(l5) days in anears to cower tbe extra e:pe~e involvrd in handling delinquent payments.
3. That if the total of the paymeuts mnde by ~tbe mat~,agor under (b) of pata~aph 2 preceding shall exceed
the amount of E?ayments aetually wade by the maRgagee, fac gcound ceats, taxes and assessments snd insurance
premiums, as the case may be. such e:cess shall be credited by the moctgagee on subsequent payments to be
made by the mortgagor. If, however. the monthly payments made by the mortgagor uader (6J of paragraQh 2 pre-
~ ceding shall not be sufficient to poy gtound reats, taYes and assessm~~nts aad iasurance premiums, as the case
~ may be, wheo the same shall beco~e due and payable, then the mortgagor shall pay to the moctgagee any amount
