5. RENT.
5.1. Amount of Rent. The Lessee agrees to pay to
the Lesaor_ca~a~nencing January 1, 1973, and throughout the re-
mainder of the term of this lease the sum of Fiftaen hundrad dollars
and no/100------- per month payable monthly in advance as the net
monthly rent, which shall be due and payable in advance on the
fir~t dw~r of each and every mQ^.~~: ~~~r.7 term of this lease,
payable at such places as Lessor shall direct in writing.
5.2. Incr,ease of Rent Based Upon Increase in Cost
of Livinq Index. The Lessee agrees to pay to the Lessor increases
in the monthly ren~ to be determined as follows:
(a) The amount of the net monthly rent shall
be adjusted on the f irst day of January, 1978, and on the f irst
day of January of each f ifth calendar year thereafter during the
term of this lease provided that it would result in an increase
cf the ~net monthly rent. ~

' All Items" (1957-59 = 100) published by the Bureau of Labor Sta-

' tistics, U. S. Department of Labor, shall be used, which is here-

inafter called the Index . In the event the Index is discon-

~ tinued, the Bureau of Labor Statistics shall be requested to pro-
~ vide a camparable successive i.ndex which will thereafter be used
~ as the "Index".
