justment date shall be determined by multiplying the net monthly
rent of 5150~.0o by the "Index"~~ for the moath of October of the
year preceding the date of adjustment and dividing the product
thereof by the "Index" for the month of 3anuary, 1973. T'he ad-
justed net monthly rent as determined above shall be in effect
until the next date of adjustment of rent. Sowever, the rent
ahall never be less than Slsoo.oo per month for any period and
shall never be reduced below Slsao.o0 per month by reason of the
rent adjustment provided For herein.
6. LESSEE'S OBLIGATION TO PAY THE CQI~~NiON EXPENSES OF
THE RECREATION CENTER. The Lessee shall operate the Recreation
Center and caonencing im~nediately ahall be obligated to pay all
cocmaon expenses incidental tici ~,s operation, neintenance and upkeep

~ 6.1. Sharinq of Expenses. This lease does not

~ grant to the Lessee the exclusive right of possession or use of
. the demised premises or any part thereof. The Lessee understands
that the Lessor has, and anticipates that it will, enter into simi-
~ lar leases in the future with others. Such other Leaeeea have and

will have equal rights with the Lessee under this lease to the ~

~ possession, use and occupancy of the demised pretniaes or any part ~
~
~ hereof and may be responsible for the payment of expenses and obli-

~
~ gations provided for herein, excluding rent. In the event of such

~ responsibility by other Lessees, ~it is agreed that said expenses
