Further, the obligation of the Lessee to pay the rent in the suta specified in this lease ahall continue as the obligation of the Lessee herein, its successors and assigns, without diminution, reduction or abatement because of the leasing to other Lesseea of a12 or any part of the demised premises. 6. 2. Cooo~aon Expenses . The co~ton expenses of the Recreation Center shall include, but not be limited to, taxes, insurance premiums, utility charges, repairs ana maintenance, salaries, reserves for replacements and improvements, accounting and legal fees and all other costs and expenses necessary and reasonable for the purpose of operating the Recreation Center. F _ E 7. LESSOR'S RIGHT TO ASSIGN AND ENCiA~iHER. The Lessor 4 ~ ~ shall have the right to assign and encumber its interest under ~ this lease and to the Recreation Center as herein provided. 8. EXISTING MORTGAGES.
