DEMOLITION, CONSTRUCTION AND MAJOR ALTSRATIONS. Lessee shall undQrtake no demolition or new construction on the demised premises, nor shall Lessee make any major alteration in the buildinga located on the demised premiaes at the time of com- mencement of this lease, without the prior written consent and approval of the Lessor and upon such terms and conditions ae the Lessor ahall require. Nothing in this paragraph shall ever be conetrued to re- lieve Lessee of its obligation to mai.ntain and repair the improve- ments located upon the demised premises. ~ 15. MORTGAGES. No mortgage lien, or other encwnbrance E : ~ ~ against a condaminium parcel or the condominium property shall be ~ considered or construed as a mortgage, lien, or other encumbrance ~ _ s ~ against the f ee simple title of the_ Lessor in and to the Recreation Center or the Lessee's interest under this ~ease. 16. LESSOR'S RIGHT TO PERFORM LESSEE'8 CO~VSNANTS.
