No damage or des- truction to buildings, structures, improvements or furniture, f urniahinge, fixtures, machinery or equipment now or hereafter - located upon the demised premisea by f ire, windstorm or any other casualty, ahall entitle the Leasee to surrender poasession or to terminate this leas~ or to violate any of its proviaions or to cause any rebate, abatement or adjustment in the rent then due or thereafter becaning due under the terms hereof; and if this lease be cancelled and tern?inated by reason of the Lessee's de- fault at any time while there remains outstanding any obligation fram any insurance caapany to pay for the damage or any part thereof then the claim against the insurance company ahall upon ~ the cancellation and termi.nation of this lease be deemed i.mm~edi- ~ ~ ` ately to become the absolute and unconditional property of the ~ ~ ~ Lessor. ~ 20. REDELIVERY OF PREMISES.
