31. SOLVENCY 4F LESSEE. If, during the term of this
iease, the Lessee shall make an assigntaent for the benefit of
creditors; or a voluatary or invuluntary petition be filed by or ~
against the Lessee under any law having for its purpose the adjudi-
cation of the Lessee as a bankrupt or the extensio~ of the time of
payment, composition, adjustment, taodification, settle~sent or satis-
faction of the liabilities of the Lessee or the reoagnization of the
Lessee; or a permanent receiver be appointed for the property of the
Lessee; or any governmental authority take possession of the lands
described in the Declaration of Condaminitina, this lease, at the opt-
ion of the Lessor shall be terminated and shall expire as fully and
canpletely as of the day of happening of such contingency ~o~C~aea
with the date specifically fixed as the expiration of the term hereof,
the provisions relative to notice and grace notwithstanding, and the
~ Lessee shall then quit and surrender the demised pre~ises to the Lessor

~ but the Lessee shall remain liable as hereinafter provided.

32, ~ASEMENTS UPQN ~3E PREMISES. The demised premises
are subject to such easements for public utilities ag now appear of
public record and lessor shall have at all ti.mes the eaccluaive right
to create upon or over such of the aemised premises far any and all
public utilitiea, easesnents fraan ti.me to time as the Leesor in its
discretion shall deem appropriate, free and clear of the provisions

of thia lease, provided only that such future ease~ents shall be for

~ the purpose, in whole or in part, of supplying utilitiee to the de-

mised premises, or for the purpose of drainage.
