Am• deficienc}• in the ar~ount of such aggregate monthly payment shall, unless made good by the mortgagor
prior to the due date of the next such payment, constitute an event of default under this mortgage. The mortgagee
~ ~a~- collect a"late charge" not to exceed two cents (2~) for each dotlar (S1) of each payment more than fifteen
~1~) da~•s ~n arrears to cocer the extra expense involved in handling delinquent payments.

~ 3. That it the total of the payments made by the mortgagor under (6J of paragraph 2 preceding shall exceed

prem~um~. as the case ma}• be, such excess shall be credited by the mortgagee on subsequent payments to be
made b}• the mortgagor. If, however, the monthly payments made by the mortgagot under (6J of paragraph 2 pre-
cedmg shall not be suff~cient to pay ground rents, taxes and assessments and insurance premiums, as the case
~ ma~• be, when the same shall become due and payahle, then the mortgsgor shall pay to the mortgagee any amount
necessar~• to make up the deficiency, on or beEore the date when payment of such ground cents, texes, assessments,
y or insurance premiums shall be due. If at any time the mortgagor shalltender to the mortgagee in accordance with
~ the pro~•isions of the note secared hereby, full payment of the entire indebtedness represented thereby, the moct-
