And the mortgagor further covenants as follows:
1. Thet he will pey the indebtedness, as hereinbefore provided. Privilege is reserved to pay the debt in whole,

tion to, the monthly peyments undec the terms of the note secured hereby. on the first day of each month until the
said note is tully paid. will pay to the mortgagee the follawing suma:

~ Any deficieecy in the ar~ount of such aggregate monthly payment shalt, unless made good by the moctgagor
~ prior to the due date oi the next $uch payment, constitute an event af default under this mortgage. The mo~tgagee
may collect a"late charge" not to exceed two cents (2Q) tor each dollar (S1) of.each payment more than fifteen
(15) days in arrears to covEr the extra expense involved in handling delinquent pa~rments.
~ 3. That if the total of the pe}ments made, by the mpdgaeor under (6J of paragFaph 2 preceding shall exceed
4 the amount of payments actually made by the mortgagee, for g~ound rents, taxes and assessments and insurance
premiums, as 1he case may be, such excess shall be ctedited by the matgagee on subsequent payments to be
made by the mortgagor. If, however, the mortthly payments made by the mortgagor under (bJ oE paragraPh 2 pre-
ceding shafl not be sufficient to pay ground rents. taxes and assessm.~nts and insurance premiums, as the case
~ may be, when the same shali become due and payable, then the mottg4gor shall pay to the moctgagee any amount ;
neceasary to make up the deEiciency, on ot befae the date when payment of such ground rents. taxes, assessments, '
~ or iasurance premiums shall be due. IE at any time the mortgagor shaU tender to the mortgagee in accordance with
~ the proeisions of the note secured hereby, tull payment of the entire indebtedness represented thereby, the mort-
~ gagee shall, in computing the amaunt oE such indebtedness, credit to the account of the mortgagor all payments
~ made under the provisims of (a) of paragraph 2 hereof which the mortgagee has not become obligated to payto
~ tbe Secretary of Housing aad Urban Development and any batance remaining in the funds accumulated under the
~ provisions of /G) of said paragraph 2. IE thece shall be a default ~nder any of the pcovisio~s of this m«tgage, re-
~ sulting ~n a public sale of the premises covered ~ereby, or if the moctgagee acquires the property othecwise after
~ default, the mortgagee shall apply, at the time of tbe commencemeM d sucb proceedings w at the time the prop-
ecty is othecwise acquired, the balance then remaining in the [unds accumulated under (61 of paragraph 2 preceding
~ as a ctedit against the amount of principal then temaining unpaid under said note and shall properly adjust eny
~ payments which shall have been made under (a) of said paragraph.
~ 4. That he will pay all taxes, assessments, water rates, and other governmental or municipal charges, fines,
~ or ~mpositions, (or which Provision has not been made hereinbefore, and in defautt thereof the mortgagee mey pay
~ the same; and that he will promptly deliver the official teceipts therefor to the mortgagee.
