An~ deficiency in the amount of such aggregate monthly payment shall, unless made good by the mortgagor
prioc to the due date of the next such payment, consfitute an event of default under this mortgage. The mortgagee
ma~ collect a"late charge" not to exceed two cents (2e) for each dollar (S1) of each payment moce than Eifteen
(15) days in arrears to cover the extra expense involved in handling delinquent payments.
3. That if the total of the peyments made by the moctgagor under (6) of pQragraph 2 preceding shall exceed
~ the amount of payments actually made by the mortgagee, foc ground rents, taxes and assessments and insurence
Premiums, as the case may be, such excess shall be credited by the mortgagee on subbequent payments to be
made by the mortgagor. If, however, the monthly payments made by the mortgagor under (6J of peragraph 2 pre-
ceding shall not be sufficient to pay ground rents, taxes and assessm~~nts and insurance premiums, as the case
may be, when the same shall become due and payable, then the matgagoc shall pay to the mortgagee any amount
necessarp to make up the deficiency, on or befae the date when payment of such ground rents, taxes. assessments,
or insurance premiums shail be due. If at any time the mortgagor shall tender to the mongagee in accocdance with
~ the provis~ons of the note secured hereby, tull payment o[ the entire indebtedness represented thereby, the mort-
~ gagee shall, in compating the amount of such indebtedness, credii to the account of the mortgagor all payments
~ made under the pravisio:~s of /a1 of pa?agraph 2 hereof which the mortgagee has not become obligated to payto

~ pco~•isions of (6) of said paragraph 2. ]f there shall be a default under any of the provisio~s of this mortgage, re-
soiting in a public sale of the premises coveted ieceby, ~ if the mortgagee acquires the property otherwise aEter
~ default, the mortgagee shall apply, at the time of the commencement of such proceedings or at the time the prop-
erty is otherwise acqutred, the balance then remaining in the funds accumulated under (b) of paragreph 2 preceding

payments which shall have been made under (o) of said pacagraph.
