Any deficiency in the amount oE sach aggregate monthly Qayme~t shall. nnless made good by the mortgagor
prior to the dae date of the next sucb payment, constitute an event d deEault under this mortgage. The mortgagee
may collect a"late charge" not to exceed two cents (2e) for each dollar (S1) of each payment more than fifteen
(15) days in arrears to cover the extca expease involved in handling delinquent payments.
3. That if the tdal of the payments made by the nwdgagor under (bJ ot peragraph 2 preceding shall exceed
the amoud of the payme~s actusily made by the moctgagee, for g~ound reats, taxes and assessments and iasuc•
ance premiums. as the case may be, such eacess at the option of the modgagee. shall be credited on subsequeat
peyments to be made by the mortgagoc, or refnnded to the moctgagor. If, hawever. the monthly payments made by
