And shall duly. promptly. and fully pedocm. discharge. execute. efEect. complete. and comply with and abide
by each and every the stipulations. agreements, conditions, and covenants of seid promissory note and of this
mortgage. then this mortgage end the estate hereby created shall cease and be null and void.
And the moctgagor further covenants as follows:
1. That he witl pay the indebtedness. as hereinbefore provided. Privilege is reserved to pay the debt in whole.

day oE any month prior to maturity: P.o~~ided, however. that written notice of an intention to exetcise such privilege
is given at least thirty (30) days prior to prepayment; and, provided further, that in the event the debt is paid in
full prior to maturity and at that time it is insured under the provisions of the Nationel Housing Act. he will pay to
the mortgagee an adjusted premium charge of one per centum (1%) of the original principal amount theceof. except
that in no event shall the adjusted premium exceed the aggregate amount of premium charges which would have
been payable iE the mortgage had continued to be insured until maturity; such payment to he spplied by the mort-
gagee upon its obligation to the Secretary of Housing and Urban Development oa account of mortgage insurance.
2. That, in order more fully to protect the security of this mortgage. the mortgagor, together with~ and in addi-
tion to, the monthly payments under the terms of the note secured hereby. on the first day of each month until the
said note is fully paid. will pay to the morlgagee the following sums:

(IV) amortization ot the principa! of said oote.
Any deficiency in the ar~ount oE such aggregate monthly peyment shall. vnless made good by the mortgagor
prior to the due date of the r~ext such payment, constitute an event oE de[ault under this mortgage. The mortgagee
may collect a"late charge" not to exceed two cents (2Q) fa each doltar (S1) of each Qeyment more than fifteen
(15) days in arrears to cover the extra expense invoived in handling delinquent payments.
3. That if the total of the payments roode by the modgagor under (6J of pecegraph 2 preceding shall exceed
the amount oE payraents actually made by the matgagee. foc gtound reats, ta~ces. and assessments and insurance
premiums, as the case may be, such excess shall be credited by the mottgegee on subsequent paycnents to be
made by the mortgagor. If, however, the monthly payments made by the mortgagoc under (6) oE peragraph 2 pre-
, ceding shall not be sufficient to pay ground rents, taxes and assessm~~nts end insurance premiums, as the case
may be. when the same shall become due and peyable, then the mortg~gor shell pay to the mortgagee any amount
necessary to make up the def iciency, on a befoce the date when payment of such ground rents, taxes, assessments,
g or insurance premiums shall be due. If at any time the modgagor shalltender to the modgagee in accordance with
~ the provisions of the note spcured hereby, full payment of the entire indebtedness represented thereby, the mort-
gagee shall, in computing the amount of such indebtedness, credit to the account of the mortgagor all payments
~ made under the pravisions of (o} of paragraph 2 hereof which the mortgagee has not becace obligated to payto

~ provisions oE (b) of said paragraph 2. lf there shall be a default under any of the provisioas of this mortgage, te-
~ sulting in a public sale of the premises covered ~ereby, or if the mortgagee acquices the property otherwise after
default, the moctgagee shall apply, at the time of tbe ~ommeacement of such proceecings or at the time the prop-
~ erty is otherwise acquired, the balance then remaining in the funds accumulated under of paragraph 2 preceding
~ as a credit against the amount of principal then remaining unpaid under seid note gnd shall propetlyadjust any
~ payments which shall have been made under (o) of said paragraph.
~ 4. That he wili pay all taxes, assessments, watet rates, and other governmental or municipel charges, fines.
~ or impositions, for which Provision has not been made hereinbefore, and in default tnereof the mortgagee mpy pay
the same; and that he will promptly deliver the officiol receipts therefor to the mortgf~gee.
