3. That it the total of the payments made by the mortgagor under (6) of paragraph 2 preceding shall exceed
the a~r.ount ot the paymeMs actually made by the mortgagee. for ground rents, taxes and assessments and insur•
ance prem~nr.is.as the case may be. such excess at the option of the mortgagee~ shall be credited on subsequent
~ peyments to be made by the mortgagor, or re[unded to tlw rt?ortgagor. !f, however. the monthly paymeMs made by
~ the mortg~gor under (6) of paragraph 'l preceding shall not be sufficient to pay ground rents, taxes and assess-
~ ments and iRSUrance Fremiuras, as the rase may be, when the same shall becume due and payable, then the mort-
g~gor shall pay to the mortgagee any amount necessary to make up the deficiency, on o~ before the date vrrhert pay-
