or the entire balanc~ unpaid thereon, shall forthwith or
thcreafter, at the option of the mortgagee, become ar_d be
due and payable, anything in said note or. herein to the
contrary notwithstanding; provided., however, that the
mortgagee shall give not~~e in writing to the mortgagor by
registered or certified mail when any payment is not made
on the due date, and the ten-day grace period shall operate
from the date of the mailing of such notice by the mort-
gagee to the mortgaqor. Failure by the mortgagee to exercise
any of the rights or options herein provided shall not con-
stitute a waiver of any rights or options under said note or
this mortgage accrued or thereafter accruing.
IN WITNESS WI~REOF the mortgagor has caused these
pr~sents to be executed in its name, and its corporate seal
to be hereunto affixed, by its proper officers thereunto duly
authorized, the day and year first above written.
