take possession of the demised premises.
~ IT IS AGREED AND OOVENANTED by and between the lessors
and lessees that the lessors sha1Z have full liability and respon-
sibility for termite damages and contral.
IT IS FURTHER AGREED AND COVENANTED by and between the
lessors ar~d the lesgees that the lessees shall deduct from the
monthly rental due to the lessors, at the end of each month, the
following amoun~s of money for the fcllowing services and expenses

Parned and incurred during that month, to-wit:
1. Ten per cent (1096) of all rents collected, on all
five units, during that month.
2. The sum of $25.00 for care and maintenance of lawn,
i.e., cutting~ trimming, edging, etc.
3. The sum of $20.00 for the services of a maid for

cleaning and restoration of apartments, from time to time, for new
i tenants .
