LUCIB OOUNTY~ FLORIDA KEL-RAY INVSSTbtENT CO., a Florida corForation, the fee owner o~ all of the real property now duly platted as ORANGS BLOSSOM BSTATSS~ SSaDND ADDITION SSOOND PLAT, a Subdivision in the County of St. Lucie, Florida, which plat is now recorded in Plat Book~ at_page J~ of the public records of St. Lucie County, Florida hereby ma~ces the following declarations as to restrictions, reser- vations and protective covenants covering all of the lots consti- tuting this Subdivision known as ORAI~iGTs BLOSSObi ESTATES~ S~COND ~1DDiTION SSCOND PLAT. l. Land Use and Building Types: N~ lot shall be used except. for residential purposes. No building shall be erected, altered, placed or permitted to remain on any lot uther than one unattaclied single family residence and one attached carport or garage. ~ach dwelling shall have a liveable floor space of not less tha~ 1L~00 square feet, exclusive of carport, and garages, and shall be set back at least 25 feet from front streets, 8 feet inside side lot lines, and 25 feet from side streets on corner lots. 2. Architectural Control: No building shall be erected, placed or altered on any lot until the construction plans and specifications and a plan showing the location of the structure have been approved by I{SL-RAY INVESTMTNT CO., as to harmony of external design with existing structures and as to location with res~ect to topography and finish grade elevatian. No fence or wall shall be erected, placed or altered on any lot nearer to any street than the minimum set-back line unless similarly approved. ; Approval shall be in writing and a copy of all such plans and ~ specifications may be retained by KEL-RAY INVSSZ'~NT CO. ~ ~ 3. Nuisances: No noxious or offensive activity shall be ~ carried on upon any lot, nor shall anything be done thereon which may be, or may become an annoyance or nuisance to the neighbor- hood. 4. Temporary Structures: No structures of a temporary character, trailer, tent, basement, shack, garage, barn or other out building shall be used on any lot at any time as a residence either temporary or permanent. 5. Livestock and Poultry: No animals, livestock or poultry of any kind shall be raised, bred or kept on any lot, except that ~ dogs, cats, or household pets may be kept, provided that they are ~ not kept, bred or maintained for any commercial purpose. ~ 6. Garbage and Refuse Disposal and Gas Tanks and Cylinders: ~ ~do lot shall be used or maintained as a dumping ground for rubbish. ~ Trash, garbage or other waste shall not be kept except in sanitary - ~ containers and such containers shall not be visible from ~~~~a:. ~ adjoining lot.
